Painting quotes are hard to compare because most of the work is invisible in the final price. Two contractors can look at the same house and describe two very different jobs.

Before you decide on price, make sure all three bids include the same surfaces, the same preparation and the same number of coats. Then the cheapest one might genuinely be the cheapest.

1. Surface condition

This is the largest variable in nearly every quote. Cracked plaster, nail pops, failed caulk, peeling exterior edges and water-stained ceilings are all hours of work before any color is applied.

2. Amount of prep specified

Scraping, sanding, patching, skim coating, degreasing and spot-priming are the difference between a finish that lasts and one that fails in a season. Ask each bidder to write their prep down.

3. Surfaces included

Walls only, or walls plus ceilings plus trim plus closets plus doors? On exteriors: body only, or trim, shutters, railings and the foundation too? This alone can explain a difference of thousands.

4. Number of coats and product

One coat over a color change will not look uniform. Premium Benjamin Moore and Sherwin-Williams lines cost more per gallon but rarely change the total much, because labor dominates.

5. Access and height

Stairwells, cathedral ceilings, three-story exteriors, tight side yards and roof-line trim all require staging and slow the work down.

6. Protection and cleanup

Masking floors, covering furniture, protecting landscaping and cleaning daily is real time. It is also what separates a professional crew from a cheap one.

7. Insurance, warranty and who actually shows up

A licensed, insured crew with a workmanship warranty carries costs a day-labor bid does not. Ask who will be on site, every day, and who is responsible if something needs correcting later.

Put the three bids side by side, line by line, by surface
Circle every prep item that appears in one bid but not another
Ask each contractor how many finish coats are included
Confirm who moves furniture and who protects floors
Ask what happens if bare wood or rot is found mid-job
Get everything in writing before work starts
